In several Polish cities, average prices of apartments on the secondary market stabilized. And where have they increased the most?

The Polish housing market is waiting for possible further development of the announced loan subsidy programs. In the meantime, both the new and used apartment markets show a slowdown in price growth. In Poznań, prices of second-hand apartments remained practically unchanged for the second month in a row, oscillating around PLN 115,000. PLN/sq m Poznań is unique in this respect, because since the beginning of the year prices there have increased by only 1%.

Light stabilization

A similar situation occurs in Tricity, where 1% each. increase in April, prices of apartments on the secondary market stabilized at PLN 154,000. PLN/sq m Over the last five months, apartment prices in the Tricity agglomeration have increased by only 2%.

In May, apartment prices also stabilized in Kraków (PLN 175,000/sq m) and in the cities of the Upper Silesian-Zagłębie Metropolis (PLN 85,000/sq m). For the latter, this means a clear slowdown, as prices there have increased by 9 percent since the beginning of the year. Second place was taken by Warsaw, where prices of apartments on the secondary market increased only by 1 percent in May, but by 8 percent since the beginning of the year. .. Wrocław recorded “only” 5 percent. increase since December last year.

Łódź surprised in May, recording a 2% increase. increase in prices of apartments offered by real estate agencies month by month. Since the beginning of the year, the prices of second-hand apartments in Łódź have increased by 7 percent, ranking third in terms of price growth dynamics after the Katowice Agglomeration and Warsaw.

Where is the cheapest?

Despite significant price increases, second-hand apartments in the Katowice Agglomeration and Łódź remain among the cheapest among Polish metropolises. This is due to the large share of apartments in apartment blocks from the times of the Polish People's Republic and old tenement houses on offer. At the beginning of the previous decade, such apartments dominated the market, and their prices were on average 30 percent higher. lower than newly built ones. In recent years, the share of apartments built after 1989 has increased, which has reduced the disproportion in prices, which currently amounts to approximately 20%. In four metropolises – Warsaw, Kraków, Wrocław and Tricity – the average price per square meter of apartments on the secondary market is higher than on the primary market.
