Poles are building themselves less and less often.  The boom from two years ago is just a memory

During the first three quarters of this year, the construction of 55,547 private houses started. Meanwhile, two years ago there were almost 85,000 of them.

Data from the Central Statistical Office (GUS) show that Poles are building fewer and fewer houses. The numbers quoted by Interia.pl indicate that during the first three quarters of this year, private investors started the construction of 55,547 houses.

Meanwhile, in the same period last year, there were 68,551 houses, and in the first three quarters of 2021, almost 85,000. At that time, we had a kind of boom caused by the fact that Poles began to build on a large scale after the pandemic downtime caused by Covid restrictions, lack of construction materials, and later their high prices.

The decline in new investments is visible in the east of the country. Experts from the website rybprimotny.pl checked whether the decline in new construction starts in Poland is influenced by the war in Ukraine and the influx of refugees to the Polish-Belarusian border. After analyzing data from individual counties, experts do not confirm such a phenomenon. Poviats located close to the border with the Königsberg Oblast, Belarus and Ukraine have not recorded a decrease in the number of newly built single-family houses compared to previous years. The so-called the eastern wall – according to Interia.pl – long before the outbreak of the war, was characterized by relatively low activity of housing investors compared to other countries. This is the result of, among others, relatively high unemployment and difficult demographic situation.

What is more surprising is the decline in new single-family residential investments in the Poznań district. This surprise results from the fact that the area around the capital of Greater Poland has enjoyed a high intensity of private single-family construction for years. In the first three quarters of 2021, the construction of 1,516 private houses was started there, which was a record result for the entire country. This year the result is half that.

The largest percentage increase in the number of construction starts of private houses, by as much as 500 percent, was recorded in Sopot.
